I rather not see people being able to rent their luxury house. It will discourage the future purchase of the product as people will just resort to renting one instead of buying one. All vehicles will also be in constant use (if everyone rented their lux house out), thus making the vehicle perk less accessible for house owners.

After reading Fantastic's post, I have to agree that Luxury houses are better off being non-rentable.

If we disable access to all the benefits for the original owner, would that help?

If it means only the tenant is able to use the benefits, then I'd say it would be a much better choice.

For example, if a Luxury House owner is planning to go inactive for say 2 months, he can rent it out so that someone could have access to the benefits while he is away, this way he's getting paid while someone using his luxury house - but if he decides to come in-game once or twice during those 2 months, he cannot use the benefits (including spawn maybe?) as long as the other player is still renting his place.

Additionally, I think the minimum price to rent a Luxury House should be higher than that of a normal house.

Pretty tired writing this post, if you need it to be more clear, let me know and I'll sort it out in the morning.

Keeping houses in general in mind (including the future rented ones) - what is the purpose of owning a house? Currently, it’s as follows (in my eyes):

Advantages of owning/renting a house:
> A fixed spawn that you choose
> An interior/location to chill/rp in.

Disadvantages:
> Can get a fixed spawn by some skins/classes, or by being a group member for “free”
> Spawns above provide access to vehicles (and sometimes drugs/weapons/items too) without the player spending a dime
> You are more likely to chill and have fun in your groups base than in your own house since more people can be involved (although maybe in your house you can have more control of who is there)
> You’re limited to one undonated house, whereas you can be in as many groups as you’re accepted in

Simply in my eyes there’s a clear conclusion: houses were a big aspect when groups weren’t what they are right now, so you have to think of ways to make owning a house worth it. If you make houses worth it, you’re inherently giving a purpose to renting a house for those that can’t afford the benefits of having a house for themselves.

I’ll expand more a bit on #discussion since here it will be glanced over or just not replied at with effort, but that’s my “summarized” opinion above. Make owning (and therefore renting) a house worth it.
I do agree we should perhaps find some ways to make houses more worth it.

If you guys have any suggestions please go ahead and voice yourselves. You can also do in #discussion on Discord.
