I accepted the offer to get the house without keeping him in the group permanently. He was the one begging for rights here, and it ended up costing him the house.

In one of the screenshots you agree to giving him perm group rights.

Scam unless all of the following apply:
Scammer does not scam more than $300,000.
Trade does not involve any donation items. This does not include a donated house.
The victim of the scam has at least 500 score.

You broke the first rule of the scamming guidelines, which is the item included in the trade (house) is over $300,000. You intended to pay 5 DP for the house originally.

Trying to take advantage over other players through false promises, such as offering a group rank or similar benefits and then revoking them after a trade involving houses / donor items etc is not allowed. This type of behavior is considered misleading and falls under scamming.

We expect veteran members of the community to set a positive example by making others feel welcome and supported, not to take advantage of them through misleading or exploitative behavior.
