Houses for sale in that locations are pretty rare and you can't get a house there easily. Many people want a house there because of the spawn. Generally houses in el corona/idlewood and really big houses in richman cost the most.

Manipulation is the best option. I myself couldn't sell houses at good rates, though Cresp bought mine at grove for I think 100 million. Pretty sweet deal for both of us :)
